Q: What kind of pets do you allow? Do you permit exotic pets?
A: Dogs and cats; breed restrictions apply and no exotic pets
Q: How many pets may I have?
A: Two
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: Pet fees are $300 for first pet, $150 for additional pet. Limit 2 pets per apartment. $20 per month pet rent per pet.
Q: Is my security deposit totally refundable?
A: Your security deposit is only refundable out after determination of the conditions of your apartment and any balances on your account upon move out.
Q: If I get a job transfer, can I break the lease?
A: Yes with a 60 day notice and a termination fee
Q: What utilities are included in my lease?
A: Water, sewer, trash and pest control
Q: How long is the term of the lease?
A: 7-12 months
Q: Do you accept leases for short terms?
A: 7 months is the shortest lease term available
Q: If something needs to be repaired in my apartment, how do I report it?
A: Report through our website and resident portal, or call the office
Q: When is my rent payment due?
A: 1st of each month
Q: What day of the month am I liable for a late charge?
A: Late fees assessed by 9:00 am on the 4th of every month.
Q: Will you accept electronic payments from my bank?
A: Yes. When using Bill Pay through your bank you should process the payment 10 days prior to the first of the month so that the payment arrives to our office on time. Any payments received after the 3rd of each month is late and will be assessed a $75 Late Fee on the 4th at 9:00 a.m.
Q: Is there a place where I can pay my rent after office hours?
A: Online via the resident portal or through rentpayment.com
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Yes, as long as they are added to your lease
Q: Do you have reserved parking?
A: No
Q: I have a motorcycle, where can I park it?
A: Parking lot
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes
Q: Can I install my satellite dish at my apartment?

A: Cable is available through Brighthouse at the residents' expense.

Q: Where do I register to Vote?
A: Voter Registration Office of downtown Orlando, Driver's License offices, public libraries and most post offices.
Q: How is your property different from the competition?

* We have 3 sparkling pools on site for you to choose from! Most of the properties in our area only have 1 pool.

Pet Policy

Policy

Cast and dogs up to 100 punds permitted.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $300 for the first animal plus $150 for each additional animal.

Pet Rent

Monthly Rent of $20/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
