How many pets may I have?

Are there any deposits, special fees, or monthly charges to have a pet?
Pet fees are $300 for first pet, $150 for additional pet. Limit 2 pets per apartment. $20 per month pet rent per pet.
Is my security deposit totally refundable?
Your security deposit is now done through a surety bond program called Jetty.
If I get a job transfer, can I break the lease?
Yes with a 60 day notice and a termination fee
What utilities are included in my lease?
Water and sewer are billed by a third party using a rubs system. Water, sewer and trash fees are to be included in your rent payment. Pest control is included free of charge.
How long is the term of the lease?
7-12 months
Do you accept leases for short terms?
7 months is the shortest lease term available
If something needs to be repaired in my apartment, how do I report it?
Report through our website and resident portal, or call the office
When is my rent payment due?
1st of each month
What day of the month am I liable for a late charge?
Late fees assessed by 9:00 am on the 4th of every month.
Will you accept electronic payments from my bank?
Yes. When using Bill Pay through your bank you should process the payment 10 days prior to the first of the month so that the payment arrives to our office on time. Any payments received after the 3rd of each month is late and will be assessed a $75 Late Fee on the 4th at 9:00 a.m.
Is there a place where I can pay my rent after office hours?
Online via the resident portal or through rentpayment.com
There is a person who might be staying with me for a while, is that permitted by the lease?
Yes, as long as they are added to your lease
Do you have reserved parking?
No
I have a motorcycle, where can I park it?
Parking lot
My children live with me in the summer; do I need to notify your office when they arrive?
Yes
Can I install my satellite dish at my apartment?
Yes, restrictions apply, please contact the office immediately.
Do you have cable services?
Cable is available through Spectrum at the residents' expense.

Voter Registration Office of downtown Orlando, Driver's License offices, public libraries and most post offices.
